Energy Ratings In Rental Homes Must Achieve E Within Three Years Or Face Being Banned

At least one in ten properties will become illegal to rent out within the next three years unless their EPC is addressed.

Under new regulations laid in Parliament, all private rental properties must have at least an energy rating of E if you’re looking to let by April 1 2018.

The Energy and Climate Change minister Ed Davey (Lib Dem) said: “these new tough rules for the private rented sector” would benefit almost a million tenants.

Spark (energy provider to the private rented sector), on the other hand, fears these requirements will be a disaster.

“This legislations has the potential to burst the current buy-to-let boom. If landlords cannot afford these upgrade costs, which will run into thousands of pounds, then their rental property will be unlettable and void periods world inevitably follow.

“This could spell disaster for landlords and there is why we are urging them to check the energy rating of every property in their portfolio and plan ahead for these added costs.”
